Inspection & Scope of Work

Repair of water-damaged lounge ceiling in a ground floor flat caused by a leak from the flat above. The ceiling had sustained significant water ingress over several weeks, resulting in a large section of blown plaster approximately 1.2m x 0.8m, brown staining across the remainder of the ceiling, and softening of the plasterboard in one corner.

Challenges Encountered

The ceiling plasterboard had been saturated and was partially delaminating. Simply skimming over the damaged area would not have been appropriate — the wet plasterboard needed to be cut out and replaced. The staining elsewhere on the ceiling needed sealing with a specialist primer to prevent bleeding through new plaster.

Our Solution

We cut out the damaged plasterboard section and replaced it with new Soundbloc board. The entire ceiling was then sealed with Zinsser BIN shellac primer to block the water staining. A full ceiling re-skim was then applied across the whole ceiling for a seamless result. The client's insurance claim was also supported with a written report of the damage extent.
