Property Overview
This project was carried out in a substantial period property in Hounslow, TW3. The house featured original Victorian-era detailing including stained hardwood door surrounds, ornate wooden beam dividers, and an original stained glass block window to the front elevation. The property had been occupied for many decades without significant renovation, and while the structural character of the building remained intact, the plaster surfaces throughout had deteriorated well beyond the point where patching or spot repairs would suffice. A full strip-back and re-skim programme was agreed across multiple rooms.
The Problem
Images from the site survey revealed a property in significant need of full plaster renewal. The living room walls had been partially stripped back to the underlying render coat, exposing patchy, crumbling plaster with areas of blown substrate and remnants of old painted coats. Several sections of wall showed bare grey bonding and heavily stained surfaces indicative of damp ingress over time. Most critically, the hallway ceiling had been completely stripped back to reveal the original lath and joist structure — raw timber battens spanning between period joists with electrical cabling running between them. No plasterboard was present; only the exposed framework remained, confirming the old lath-and-plaster ceiling had been fully removed ahead of our arrival.
Inspection & Scope of Work
The scope of work covered two primary areas of the property: the ground floor reception room and the hallway ceiling. In the reception room, all walls were to be prepared and re-skimmed with two coats of multi-finish plaster. The ceiling in this room had already been overboarded with new 12.5mm plasterboard prior to our visit, and was awaiting a skim coat. The hallway presented a larger structural task — the full lath-and-plaster ceiling had been stripped back to bare joists and needed complete plasterboard installation before any skim work could begin. New 12.5mm boards were to be measured, cut and fixed directly to the existing timber joists, with all board joints and screw fixings taped or filled before skimming. Throughout both areas, all electrical cable drops and ceiling rose positions were to be accommodated. The walls in the hallway and adjoining rooms were stripped to reveal a rough bonding coat with numerous hollows and surface irregularities, requiring a scratch coat of bonding plaster before the finish skim could be applied. The mahogany-stained beam divider between the front and rear reception rooms was preserved and protected throughout the works.
Preparation Work
Before any plaster was mixed, all wall surfaces were assessed for soundness. Loose and hollow sections of old render were removed by hand and the edges keyed back. Wall surfaces were treated with a diluted PVA bonding agent at a ratio of approximately 3:1, allowed to become tacky before bonding coat was applied to build out the uneven areas. In the hallway, the exposed joists were checked for level and any bowing timbers were shimmed where required to ensure the new boards would sit flat. Electrical cables were dressed neatly between joists and kept clear of fixing zones. Dust sheets were laid throughout and all timber door surrounds and the ornate wooden divider beam were masked to prevent contamination.
Step-by-Step Plastering Process
In the hallway, 12.5mm standard plasterboard sheets were cut to fit between the original timber joists and fixed using 42mm plasterboard screws at 150mm centres along each joist. Board edges were staggered to avoid continuous joints running across the full ceiling span. All joints between boards were filled with a joint filler compound and paper jointing tape was pressed in and smoothed flat before drying. Screw heads were filled flush. Once the boards were fully set and dry, the ceiling received a full skim of Thistle Multi-Finish plaster applied in two passes — a scratch coat worked firmly into the board surface, followed by a tightening finishing coat brought to a flat, even surface with a clean steel trowel. In the reception room, the newly overboarded ceiling was similarly skimmed with two coats of multi-finish. The walls throughout the ground floor received a bonding coat of Thistle Bonding Coat plaster to build out the irregular stripped substrate, allowed to set and dry, then skimmed with two coats of multi-finish. Each coat was applied at approximately 2–3mm thickness and trowelled progressively to eliminate trowel marks and surface variation. All electrical drop points and ceiling roses were worked around carefully and left clean and accessible.
Challenges Encountered
The most significant challenge on this project was the hallway ceiling. With the old lath-and-plaster completely removed and only the bare Victorian timber joist structure remaining, the new plasterboard had to be fixed to joists that were not perfectly uniform in depth or spacing — a common characteristic of period properties of this age in Hounslow. Several joists had minor bowing and the joist spacing was slightly irregular, which meant boards could not simply be offered up and fixed without adjustment. Additionally, live electrical cables running between the joists needed to be carefully managed throughout the boarding process to avoid damage and to ensure the light positions landed correctly on the finished ceiling.
Our Solution
Where joists were bowed or sitting lower than adjacent timbers, timber packing pieces were used to bring the board fixing surface level before screwing. The irregular joist spacing was managed by cutting boards to suit the actual bay widths rather than using standard sheet sizes throughout. Electrical cables were clipped to the top face of the joists and routed to pre-agreed drop positions before the boards were fixed, ensuring no cables were trapped or kinked behind the plasterboard. All board joints were taped with paper jointing tape and filled flush before skimming began, producing a stable, crack-resistant substrate across the full ceiling area.
The Finished Result
The reception room ceiling was delivered with a tight, flat skim coat that captured the light evenly across its full span — visible in the first image where the fresh plaster reflects the window light cleanly with no visible ridges or trowel lines. The walls throughout the ground floor were brought back to a sound, flat substrate ready for decoration. In the hallway, the new plasterboard ceiling replaced decades-old lath and plaster with a level, modern base, fully skimmed and ready for painting. The original hardwood beam divider, stained glass block window, and period door surrounds were all preserved intact and undamaged throughout the works.
Client Outcome
The client had lived with deteriorating plaster and a stripped-back hallway ceiling for an extended period while the property was being refurbished. Following completion of the plastering works, all rooms were ready for first-fix decoration within 48 hours of the final coat drying. The client was able to proceed immediately with painting and the installation of light fittings, removing a significant bottleneck from the overall renovation programme. The preserved period features — the hardwood beam, the stained glass window, and the original door frames — remained fully intact, maintaining the character of the property.
Why Choose London Plastering Service
Replacing a full lath-and-plaster ceiling in a period property is not simply a case of fixing boards to joists. The original timber framework in Victorian and Edwardian houses in Hounslow is rarely perfectly level or uniformly spaced, which requires a plasterer with direct experience of period property structures to assess and correct before boarding begins. Attempting to skim directly over an un-levelled substrate or poorly fixed boards will result in cracking at the joints within months. Equally, the wall re-skim across multiple rooms demands that old hollow plaster is correctly removed and the substrate properly bonded before any finish coat is applied — steps that are frequently skipped by less experienced tradespeople.
Cost Factors & Project Timeline
This full house re-skim project in Hounslow was completed in approximately 5 days. The estimated cost for this type of work typically ranges £2,800–£3,800, depending on the size of the area, condition of the existing substrate, and level of preparation required. As a period property, the project required specific considerations for access, dust management, and surface preparation typical of this property type in Hounslow.
"The hallway ceiling had been stripped right back to the bare joists for months and I was worried no one would take it on properly. The team boarded the whole ceiling, levelled it out and skimmed it flat. You would never know it had been in that state. The walls in the front room came up well too — the bonding coat they put on first made a real difference to how flat the finish looked. Straightforward to deal with and left the place clean."

Frequently Asked Questions
How much does a full house re-skim cost in Hounslow?
For a typical period property in Hounslow TW3, a full house re-skim covering ground floor reception rooms, hallway, and upper floor bedrooms generally ranges from £2,500 to £5,000 depending on the number of rooms, the condition of the existing substrate, and whether any ceiling replacement or boarding is also required. Properties where the old plaster needs to be fully stripped before re-skimming will sit toward the higher end of that range due to the additional preparation time involved.
Can lath-and-plaster ceilings in Victorian houses in Hounslow be repaired, or do they need replacing?
In many cases, lath-and-plaster ceilings that are still keyed and holding firm can be overboarded with 9.5mm or 12.5mm plasterboard and skimmed, which avoids the cost and mess of full removal. However, where the lath is broken, the plaster has completely detached, or the ceiling is structurally unsafe, full removal and replacement with new plasterboard fixed directly to the joists is the correct approach. On this Hounslow project, the ceiling had already been stripped to bare joists, so new plasterboard installation was the only viable route.
How long does a full house re-skim take in a period property in Hounslow?
A full house re-skim in a period property typically takes between four and seven working days, depending on the number of rooms and the extent of preparation work required. Where ceilings also need to be plasterboarded, as in this Hounslow project, additional time is needed for the boarding and jointing stage before skim coats can begin. Each room generally requires at least 24 to 48 hours of drying time before the next coat is applied, which affects the overall programme.
How long should I wait before painting after a full re-skim in Hounslow?
Fresh multi-finish plaster should be allowed to dry completely before any paint is applied — this typically takes a minimum of four to six weeks in a well-ventilated property, though this can extend during cold or damp conditions. Painting too early will trap moisture in the plaster and cause the paint to peel or the surface to blow. For the first coat, a mist coat of heavily diluted emulsion is recommended to allow the plaster to continue breathing as it dries fully.
What preparation is needed before a re-skim in a Hounslow property with old painted walls?
Old painted plaster walls need to be assessed for soundness before any skim coat is applied. Where the existing plaster is hollow, blown, or heavily contaminated with old paint, it must be hacked back to a sound substrate. The exposed surface is then treated with a PVA bonding agent, and in areas where significant depth has been lost, a bonding coat of plaster is applied and allowed to set before the finish skim begins. Applying a direct skim over poorly prepared or loose old plaster will result in the new coat delaminating within a short period.
Do plasterers in Hounslow need to work around electrical cables when boarding ceilings?
Yes. In properties undergoing rewiring or refurbishment, electrical cables are frequently run between ceiling joists before plastering takes place. On this Hounslow project, cables were present across the hallway joist span and had to be carefully clipped to the top face of each joist and routed to the correct drop positions before the plasterboard was fixed. A plasterer working in a period property should always check for cabling before drilling or screwing into joists, and should liaise with the electrician to confirm final light positions before boarding begins.
Is it possible to preserve original period features like cornices or beam surrounds during a full re-skim in Hounslow?
Yes, and this is something we specifically manage on all period property projects in Hounslow and the wider London area. Original hardwood door surrounds, decorative beams, cornice details, and other period features can all be masked and protected throughout the plastering works. Where a new skim terminates against an existing cornice or architrave, the joint is neatly cut back and finished cleanly rather than built over, preserving the original profile. On this Hounslow project, the mahogany-stained beam divider and stained glass block window were both fully protected and left undamaged.
