Inspection & Scope of Work

Covering Artex textured ceilings in all 4 bedrooms and the upstairs landing of an Edwardian semi-detached house in Greenwich. The client wanted smooth ceilings throughout the upstairs before redecorating.

Challenges Encountered

The Artex in two of the bedrooms was in poor condition — flaking in places and with visible cracks. This meant a direct skim over the Artex was not appropriate for those rooms. The other two bedrooms had sound Artex that could be skimmed directly over with bonding compound.

Our Solution

In the two rooms with poor Artex, we installed 9.5mm plasterboard directly over the existing ceiling using dab adhesive and then skimmed the new boards. In the other two bedrooms and landing, we applied Thistle BondingPlus directly over the Artex texture, allowed this to set, then applied a full skim coat for a perfectly smooth finish throughout.

"The ceilings look incredible — completely transformed. They even matched the approach to each room depending on the condition of the Artex. Really knowledgeable and professional team."

Frequently Asked Questions

Can you skim over Artex ceilings?

Yes, if the Artex is in sound condition. We apply a bonding coat first, then skim over. If Artex is flaking or cracked, plasterboard overlay is usually the better option.

Does Artex contain asbestos?

Artex applied before 1984 may contain chrysotile (white) asbestos. We always advise getting an asbestos survey on pre-1984 properties before disturbing Artex.
